Here is a list of tips to help show and sell your home:

1. The house should be clean. No one wants to buy a house that's dirty and it gives the impression you didn't maintain the home properly. Especially the bathroom and kitchen.

2. Smells that are offensive to others. Cigarettes, pet smells, mildew etc...Do not try to cover them with perfumes or strong candles. The smells need to be cleaned as well as possible and use a spray such as Renuzit or Febreeze. Have an honest friend tell you if your house smells because it might not smell to you but does to everyone else.

3. Hide or remove all medications, personal information and expensive items. It's very easy for someone to steal when no one is looking.

4. Remove pets that might get in the way, especially that bite. Do not put them in a room and say "Don't go in there" a potential home buyer wants to go in every room.

5. Make sure rooms are well lit and windows are clean.

6. Take care of problems such as damp basements, bugs in the house and clutter.

7. Rid your yard of dead plants, fallen leaves and junk. It's a turn off for a buyer.

8. Do not hang around to greet potential buyers. Buyers feel uncomfortable looking at your house and discussing it with you there. In addition home sellers have a habit of saying things that could turn someone off from the house. Also, if you have teenagers, please inform them you are having an open house and have them go with you or visit a friend while there is a showing.

9. Be honest with your realtor about your house. Be honest with yourself on what you can expect someone to pay for your home. It's not what you want to net on the house that determines your asking price it's the market value. Your realtor can help you to determine what the market value of your house is and get your house sold. The number one reason people have trouble selling their house is because it's overpriced for the market.

 

17 Considerations appraisers use when comparing your property to other properties in the marketplace:

  • The market conditions on the date of the sale.
  • Location, Location, Location
  • The site view looking from the property and looking at the property.
  • The design and appeal of the dwelling.
  • The quality of the contraction.
  • Age of the property.
  • Condition of the property.
  • Total number of rooms.
  • Number and type of rooms.
  • Square footage (gross livable area)
  • Is there a basement?
  • Is the basement finished? How many rooms?
  • How functional is the property?
  • Is there air conditioning?
  • What type of car storage is available?
  • Are there any special features? (porches, patios, pool, fireplace etc...)
  • Where there any special financing or special sale considerations that might have impacted value for the comparable properties?
